Your tenancy agreement will include details on how you can end your tenancy. This often requires notice in writing to your landlord or agent.
For properties managed by Make Ur Move please email your property manager or use the portal to ‘Serve Notice’ by logging in to your tenant account in the top right corner of the website.
For properties managed by another agent or directly with your landlord please contact them to serve your notice.
Your landlord may collect your deposit directly or ask us to collect this on their behalf.
You will normally be asked to pay your holding deposit first which is the equivalent of one weeks rent and this can be paid direct to the landlord or in our portal as part of the reference process. The balance will be requested by the landlord once the tenancy is agreed and ready to sign or this will be requested during the signing process in the Make Ur Move portal.
It is important that you notify Make Ur Move or your landlord about all people moving into the property even if they are not to be named on the tenancy agreement.
If you are starting an application let us know about all occupiers that will be over 18 years old, you can confirm whether these are to be named tenants or listed as occupiers.
Where you have an existing tenancy then you should notify Make Ur Move or your landlord that you want another person to move in so that they can record this and complete the necessary identity checks which are required.
Note that additional persons may not be permitted to occupy where this would lead to overcrowding or where this is subject to licensing conditions with a maximum occupancy rate.
A UK resident over the age of 18 years who will not be living at the property and can provide proof of income, which is a minimum of three times the monthly rent. They will also need to have a good credit history with no CCJ’s or bankruptcy.
Overseas persons or companies cannot act as a guarantor and anybody that will be living at the property is unable to act as a guarantor.
Some landlords and reference partners will accept third party companies as a guarantor but you will need to source these yourself.
A guarantor will act to guarantee the terms of your tenancy, they will agree to all the terms within the tenancy and will need to pass reference checks before signing the tenancy agreement or guarantor agreement.
Note that where you have a joint tenancy they will guarantee all obligations of the tenancy which the tenant will be responsible for unless a limit on their guarantee is included with the agreement.
Your tenancy agreement will not permit you to sublet your property, whether it is for long term or short term. If you wish to do this, you will need to get your private landlords’ permission and have this drafted into a specially negotiated agreement.
We will not provide you with any advice on this matter – you and your landlord will need to check your legal obligations and permissions, which may be required with your local authority.
We have a minimum requirement of at least 2.5 times the monthly rent income. We will need to verify this either with your employer or through other means as requested during your application.
You should check your current annual income is correct before proceeding with any application. We will ask for your personal income and any other household income and these figures should be gross (before tax and other deductions).
Yes. A holding deposit is usually obtained during the applicaiton process and a holding deposit agreement is issued. If you do not tell us or your landlord in advance of anything which may result in a failed application, the cost of checks will be retained from your holding deposit. In some cases you may lose the whole amount where the landlord has incurred financial losses.

You may not automatically be declined based on a poor credit history but it is important to be honest with the landlord or our team about the history.

No. All our services are processed online and we will email you with links to our reference partners portals.
Our reference partner can check self-employed income. This may need a link to HMRC records, bank statements or an accountants report and tax returns.
Where you have been self employed for less than 3 years you will be asked to provide a guarantor or may need to pay rent in advance to meet the conditions to be offered a tenancy agreement.
Landlords are required to carry out reference checks on all tenancies as part of their obligations under finance agreements, lease agreements and often insurance too.
Your landlord may choose to complete these checks directly or they may instruct a reference agency through Make Ur Move. We partner with leading providers in England focused on simple and easy to understand processes that can complete checks in an average of 2 days.
Most of the time, you will be meeting the private landlord at the viewing. Sometimes the viewings are accompanied by the existing tenant or a representative.
We recommend asking any questions you may have at the viewing or if you forgot some you can send these through the portal as part of the feedback process.
If you would like to book a viewing for a property you saw advertised on Make Ur Move, you can make a request by clicking ‘Book A Viewing’ in the listing.
You will need to register for an account or login to an existing account. As a minimum you will be asked to self declare your credit status, who would be living in the property and also your annual income details.
You can confirm if you smoke or have pets and where there are restrictions on these you will be notified.
