We would recommend a separate pet agreement which will set out any obligations for your tenant to agree to. This usually includes any cleaning clauses, pet registrations, medical obligations, care and neighbour clauses for example.

This depends on your availability – once your advert is listed it will be in front of potential tenants within 15 minutes. Our average time from listing to offer is 7 days depending on when you can show people around.

If you have used an advertising only service to find your tenants then you will need to process the end of tenancy notifications directly with the suppliers of utility services and the local authority. Most of these now have online options and this may require you to log in to an account.

The Zero Deposit Guarantee may attract a wider audience of tenants. However, we will still carry out the same screening and referencing process on tenants to ensure they are suitable and meet the criteria you have agreed with us prior to them being introduced to Zero Deposit.
When the tenancy ends tenants need to return the keys to the landlord. This is called returning possession.
Prior to the key handover tenants should arrange to clear the property of all their furniture and possessions, remove rubbish, carry out any required cleaning and carry out any repairs or decorating that may be needed. Tenancy contracts will normally require tenants to return possession of the property in the same condition it was provided to them allowing for fair wear and tear.
There may be additional requirements such as a pet allergen clean and this information may be found in the tenancy agreement or any specially negotiated clauses and addendums.
Where you have a monthly service with Make Ur Move you can notify us once the tenancy is ending and an end of tenancy checklist will be issued to your tenants to help them prepare the return of the keys and request meter readings.

No. The Zero Deposit Guarantee replaces tenancy deposit, giving landlords effectively the same security and protection as a 6-week deposit, but without the hassle of collecting a traditional deposit and keeping it in a protection scheme. We will ask any tenants that we reference to supply their digital documents and any right to rent share code.
You must complete the check using the online checking service and then verify the documents in person with the applicants when you meet them prior to handing keys over.

Your tenancy agreement is a critical document that sets out the obligations for you and your tenants.
It is important that this document includes key information, does not create unfair terms or impose obligations that are not legal on either party.
It is also important that you include protections and permissions including those that are pre agreed whilst also setting out conditions for the deposit as per the scheme you have chosen to use and how to end the agreement.
For this reason there are a number of sections which you cannot edit or amend in our agreements. You can amend all the terms which are bespoke to the agreement you wish to create such as rent, dates and names of the parties. You can amend any terms for inclusions with rent such as utilities and council tax for example.
We also allow additional clauses to be added which are separated, this is usually used for things like allocated parking spaces, use of outbuildings, bespoke obligations such as gardening for example.
All services which include advertising or tenancy set ups have an option for holding deposit collection. Our subscription, rent collections and management services include this with no charge.
Advertising only services allow you to purchase this service once you have found a tenant.
Where you ask us to collect this a holding deposit agreement template will be issued to the tenants for signature when collecting the payment which is equivalent to one weeks rent.
We hold all collected funds in a client money account with client money protection.
Where reference checks have been conducted and the outcome suggests that the tenancy should not be offered, this indicates that the tenants have not met the minimum criteria for underwriting purposes such as rent protection insurance. It is not recommended to go ahead but the final decision is yours to make.
If you do choose to accept a tenant who has failed the reference checks, you can look into obtaining a guarantor or requesting rent in advance. Please note that you will not be qualified for rent guarantee or rent protection unless your tenant has passed the reference checks or you have completed the required steps as set out on the reference report.
You should also check your buildings insurance or lease agreements as these may include restrictions on reference checks and outcomes that are required before issuing a tenancy agreement.

If you have used an advertising service then we would recommend you share the link to the advert on our website with your potential new tenant and they will be able to register on the portal to begin the process of the application or go straight to setting up the tenancy.

You can do your own reference checks alongside our services if the tenant gives you their consent.
Once your reference checks are completed you can then use the included tenancy contract to set up the agreement and add on any additional services such as;

We have a set of pre-check questions for potential tenants when they request to view the property. The pre-screening process can determine how likely they are to pass references and understand if they will require guarantors or rent in advance.
90% of our reference checks come back as acceptable. If the potential tenant has failed to disclose any information which would result in a failed reference checks or made false claims, you may be able to claim any reference fee paid from their holding deposit.

We request all applicants complete the process within 3 working days.
This means that they must submit the full application and provide details, contact information or documents required to verify what they have declared and assess suitability.
We use partners with open banking connections and links to HMRC to speed up the verification process for income and letting references to assess regular rent payments. This is a tenant choice but using this can reduce time spent on checks to 1 working day.
Where a tenant does not carry out all required steps within 3 days you will be notified.

Each reference partner is chosen based on the checks they include. All applicants will be checked against;
- Credit history and score
- this is a soft check and will not affect credit scores
- Income verification
- this may be verified by employers, HMRC links, bank statements, pension or investment statements, accountant references, tax return records and much more
- Letting verification
- this is usually verified by the current landlord but can also be assessed using bank statements and rent passport services
- Identity/Right to Rent
- we will request copies of identity documents and proof of address alongside right to rent share codes. This will be checked by our team where you have instructed us to fully manage your property.
As the landlord you are still required to carry out a physical check of identity documents and verify they match the individual. You will also be required to complete the right to rent check and note any date of recheck required.

All subscription and management fees are paid by direct debit and you will receive the whole rent amount each time it is paid less any deductions for charges such as maintenance, admin fees or fees for additional services.
Each month you will receive a rent statement which displays the rent collected and any deductions. This will also include invoices for your records.
Make Ur Move landlords usually arrange viewings themselves, such as attending in person, arranging with the current tenant or asking a friend/neighbour to complete this.
If you cannot arrange this, you can choose our viewings add-on and we will arrange a local representative to accompany viewings and provide feedback to you. There are multiple options for this service but all will require instructions for keys.
Managed and rent collection users can request a managed viewing service starting at £500. On instruction our team will manage all enquiries on your behalf, arrange, book, confirm and follow up viewings until the property is let. This includes up to 10 viewing appointments, key managements incurs additional costs.
We process rent payments each operational day. This is Monday to Friday excluding bank holidays and business closure days.
95% of payments are paid the same working day or within one working day.
We recommend that you allow up to 3 working days to receive rent but we will advise you the day it is due if it has not been received so there are no surprises.
Rents received after 12pm will be processed on the next working day.
We collect more than £6 million in rent each year and have a less than 1% arrears rate.
95% of all rent is paid within one working day and more than three quarters of these are paid the same working day they are received.
Where your tenant does not pay rent on the day it is sue we will notify you and follow up with the tenants to issue a reminder. Once the tenant makes the payment of rent this will be processed within one working day in most cases and your statement will be issued to you as a notification that rent was received.

When you set up your portfolio account and add your property with Make Ur Move, you will be asked to set your availability.
Go to Viewings Diary to manage your overall diary or set up a diary for each individual property.
- Add the date that viewings can begin.
- Set your minimum notice period.
- Decide how much time you require between appointments.
- Select the days of the week you wish to offer viewings for.
- Use the predefined time slots or specify times in 30 minute increments by clicking on the day.
You can come back each week to change this and log in anytime to update it.
Any viewing tenants that meet your requirements will be offered the next available appointment and access to the calendar to select any available slot if this is not convenient. They are also provide an option to request an alternative time.
All enquiries will be directed to the viewing party you have added or yourself if you have not added a viewing party. You may then respond by SMS/text message to confirm the appointment or log in to view the applicants information and respond on the portal.
Once you approve an appointment request all parties will receive a notification. If the appointment is a few days away we would recommend that you select send reminder when approving. Reminders are automatic when you reply on SMS/text message
If you have a Rent Protection subscription and your tenant moves out you may request a downgrade to Good Landlord during the empty property period until new tenants are found.
Should you have a Fully Managed property which requires our assistance to support and void property works – cleaning, redecoration and maintenance the subscription will continue at the full price.
If you are using one of our subscription services, you can cancel the subscription anytime by providing 30 days’ notice and paying for any services used up to the date of cancellation. These include but are not limited to advertising, reference checks, document creation, renewal fees, gas safety checks, property inspections, viewings, legal eviction cover and rent protection cover. The balance will be confirmed to you once your notice is accepted.
Fully Managed services require 90 days’ notice at any time
All our subscription services have a 12-month minimum contract.

Self-managing properties can be intimidating, especially with the changing regulations and risks associated with getting things wrong.
